## What clearlea.se is

clearlea.se is operations intelligence for commercial real estate. It reads every lease with all its amendments, shows what needs attention next, and handles the routine in auditable AI workflows. It is built for owners and asset managers, property and facility managers, and companies with many sites (retail chains and corporates). The company was founded in 2023 in Berlin.

## What it does

- **Data with history:** for every data point, the current valid state across lease, amendments and terminations, with history and a source down to the clause. 98% accuracy; a QA index shows the quality of every new value, and the system learns from every correction.
- **Documents in:** from a DMS, mailbox, data room, upload or API. Every document is assigned to one of around 250 categories.
- **Cockpit:** shows what needs attention next across the portfolio.
- **Workflows:** business processes as chained steps, each with an owner, a deadline and an escalation path. AI prepares, a named person approves. 9 built-in guarantees for every automation, fixed in code rather than in a prompt.
- **MCP server:** customers' own AI assistants (for example Copilot, ChatGPT or Claude) query verified lease data with history and source. clearlea.se deliberately has no chatbot of its own.
- **Integrations:** connects to existing systems via API. It fits between them and replaces none. Tool names on the website are examples, not a list of native connectors.

## Results stated on the website

- 3 days instead of 10 weeks for portfolio onboarding, at a lease-management service provider.
- A service charge statement captured in around 45 seconds.
- Under 30 seconds per lease.

## Security and operation

- A dedicated instance per customer, hosted in Germany in ISO 27001-certified data centres. clearlea.se's own ISO 27001 certification is in preparation, not completed.
- GDPR-compliant. Data processing agreement under Art. 28 GDPR. Technical and organisational measures (TOMs) on request.
- No AI training on customer data.
- Four deployment models, up to fully isolated (air-gapped) operation. On request entirely without US providers, AI included.
